Sluggish activity on the residential resale market has caused Canada Mortgage and Housing Corp. to lower its expectations for Central Alberta Realtors this year and next.

In its housing market outlook, which was issued on Monday, CMHC projects that 2,900 local home sales will be processed through the Multiple Listing Service this year, down from the 3,770 sales recorded in 2009. Canadian home resale prices rose for a 15th straight month in July but gains were the smallest in four months, hinting at a slackening of housing activity, according to a report on Wednesday.  The Teranet-National Bank Composite House Price Index, which measures price changes for repeat sales of single family homes in six metropolitan areas, showed overall prices were up 12.4 percent in July from a year earlier to read more by Reuters  click here

The number of Albertans behind on their mortgages has risen dramatically in the past three years with the province sporting by far the highest rate in the country. According to data as of June by the Canadian Bankers Association, there were a total of 500,429 mortgages in Alberta, through banks belonging to the association, and 3,707 of those, or 0.74 per cent, were considered to be in arrears of three or more months.  Click here to read more by Mario Toneguzzi with the Calgary Herald

A high inventory of homes for sale combined with a softening demand from potential homebuyers is starting to put downward pressure on Calgary MLS prices

Calgary’s overall office vacancy rate declined in the second quarter, but is expected to rise in the coming months as more new space hits the market. A report by commercial real estate firm Avison Young in Calgary said the overall market vacancy rate fell to 10.7 per cent, down from 11 per cent in the first quarter but up from 9.3 per cent a year ago.
